SAVANNAH HOMEOWNERS' ASSOCIATION ("HOA")

When a home or lot is purchased in Savannah, it is subject to documents filed of record in Denton County, Texas. All homes are automatically a member of the HOA and membership is mandatory.

The HOA establishes community rules, regulations and building standards. It is also responsible for enforcing these rules and regulations. The purpose of these rules is to enhance the quality of life for all of Savannah and to protect your investment. An example of the rules: all lawns must be kept neat and mowed; houses must be kept in good repair; no inoperable vehicle can be parked in the street; no continuous overnight parking in the street; no boats, RV's, etc can be parked or stored except behind the house. An example of the building rules: all fences must be PVC white vinyl; all houses must have a garage; all yards must be fully sodded and irrigated with trees and shrubs. It's important to remember that alterations to the exterior of your house are not allowed without written approval. HOA/Club Savannah

As you are probably aware, Savannah has outstanding club facilities, lakes, parks and special activities, all provided by the HOA, which acts like a country club. In order to manage this enormous task, the HOA has hired Premier Management Company to handle all aspects of the maintenance of the facilities and coordination of all HOA activities.

Upon opening, Savannah will maintain a full time HOA coordinator, who offices in the clubhouse. Huffines Communities, Inc. is committed to making Savannah more than a place to live: we want to make it a way of life. This will largely be accomplished via the HOA that will constantly strive to create fun activities, parties, clubs and social events in order to bring the community closer together. If you choose to live in Savannah to raise a family here, we strongly encourage you to be active in the HOA. Enjoy all the club facilities, parks and lakes, but more importantly, come to the events and socials, volunteer to be a leader and meet others.

HOA Dues

The current mandatory dues are $715 annually and must be paid semi-annually in April ($357.50) and October ($357.50). If the dues are not paid, use of the club facilities will be suspended and extra fees and collection charges will be added to the amount owed. The HOA will file a lien on your home to collect unpaid dues. The dues can increase by up to 10% per year however, at this time, no increase is foreseen.

Who controls the HOA?

The HOA is run by Premier Management Company. Until all the lots are built on by homebuilders, the HOA is controlled by the Developer of Savannah, Huffines Communities, Inc. Once the lots are built-out, a five-member board of directors serving two-year terms will be elected by the homeowners to oversee the HOA.

HOA Inspections and Permits

The HOA issues building permits to the home builder and to homeowners who wish to remodel their home. The HOA hires an inspector, Burgess Construction, Inc., to periodically inspect the construction of each house. The construction must pass inspection prior to receiving a Certificate of Occupancy. Although the house is inspected, the HOA does not guarantee quality and has no express or implied liability for the condition of a house. All home builders in Savannah are required to comply with the latest building and energy codes.
